Will these homes be built in sequence or concurrently? We are working with 16 home owners in the Coffey Creek Estates Subdivision. We are currently working on architectural design of their homes, and we are coordinating structural engineering, civil engineering, soil reports, and energy consultants.  

What’s their timeline? We have broken ground on the first home, and plan on staggering start dates by 2-3 weeks and complete these 16 homes in the first year to eighteen months.   

What is their estimated cost per sq ft.? $290-$310/Sq.Ft.

How and when will the final price for my home be determined? Contract pricing will be available after architectural and structural plans are completed.  

Is landscaping (front and/or back) included in that cost? We can include landscaping at homeowners request.

Are there any amenities included in your program? We are a custom home builder, and offer personal service throughout the project, from the design and permit acquisition phase, to the construction phase, working with qualified local tradesmen with decades of experience in Sonoma County.

If necessary, will they bring in infill for the dirt taken out by Cal OES or required by county for private removal? Yes

What designs are they using and who is responsible for design costs/approval if any? o Do they build only from home plans they supply? Or can you provide your own set of plans? Both. We can work with homeowners on the design of their re-build with our in-house design team or build from plans supplied by home owner. We coordinate with all consultants and submit permit application.  

How many options if they use their own designs? Custom. We will work with the homeowner to design what they want.

Who is responsible for the course of construction insurance? We provide builder’s risk insurance as part of our estimate.  

Who is paying/responsible for surveying, civil engineering, grading? To cut costs for the homeowner, we coordinate all pre-construction tasks necessary to obtain building permit and the owner pays the consultants directly. All Grading, including pad prep, site drainage, trenching, and fine grading are included on our contract.

Are the quotes guaranteed costs or are they subject to change orders? o How do you handle change orders? Quotes are guaranteed costs except for allowances where specified in the cost breakdown. Change orders are requested in writing and prices are defined prior to execution.  

o If there are increases in materials or labor costs, will you let me know the amount immediately? Yes

What happens if there is not enough coverage or part of the rebuild is not covered? We can work with the homeowner to either build what he/she is able to afford with available funds, or work with the bank on a construction loan for the difference.

What kind of warranty do you offer and what IS and IS NOT covered? Two year warranty    

How and when can I make changes or upgrades before and during construction? We work with homeowner on changes and upgrades prior to the construction, and finish and fixture decisions throughout the project.  

How often (and when) will I have access to the home during the building process? Any time it is safe to do so.

What’s your process for inspection at key points of construction, at final walk-through, and to address any matters that need to be corrected or finalized? We coordinate City regulated building inspections, and structural, soils, and CalGreen inspections throughout the project. We also are available to work with the mortgage company and insurance company to schedule inspections related to the draw schedules established at the beginning of the project. We do walk-throughs throughout the project and at completion with the owner to address the project.

What is your process for fixing things after the project is complete and I have moved in? We pride ourselves on quality and attention to detail and rarely have a call back to fix anything after the project is completed, but when we do, we respond immediately.

Ask for a list of sub-contractors they use and you can research them individually. We work with all local subcontractors and are happy to provide homeowners with their info.
